Father of three uses ChatGPT to sell his home in less than one week—here’s how to replicate it

If you’re thinking about selling your home, you may worry about finding a real estate agent, dealing with high fees, and keeping your home in perfect shape for weeks while potential buyers come to look. However, new tools are making it easier to sell your property. Robert Levine, a father of three living in South Florida, recently proved that you can use artificial intelligence to manage the entire selling process. He sold his house in record time and kept a large portion of his equity that normally goes to a real estate agent.

What happened

Robert Levine lived in his Cooper City home for 15 years before deciding to sell it. Instead of using a real estate agent, he wanted to see if he could handle the entire selling process with the help of ChatGPT. “I really wanted to challenge myself to use AI for the entire journey, not just piecemeal, every step along the way”, he said.

To get ready for the sale, Levine asked the program for advice on what areas needed a fresh coat of paint to make the house more appealing and increase its value. ChatGPT helped him create a timeline for his family, telling them exactly when to start packing. When it was time to list the house, the program wrote catchy descriptions and designed marketing flyers to attract potential buyers. It even provided him with step-by-step instructions for listing his home on the Multiple Listing Service (MLS) without a dedicated agent.

Following ChatGPT’s advice, Levine chose to put his house up for sale on a Tuesday, and within 72 hours, he received five offers. He still held an open house on Saturday, but by Sunday morning, just five days after listing, he had a signed contract. Although he did hire a lawyer to review the legal documents, ChatGPT handled pricing and scheduling and even helped prepare the initial contract. Levine estimated he saved about 3% of the total sale price, “which in our case is a meaningful amount of money”, he added.

Reactions

When this news broke, many people had strong opinions about what this means for the future. One person wrote, “AI will 100% replace realtors and will replace news anchors too”.

Others focused on the high costs associated with selling a home. Another person said, “This can replace realtors. They literally show houses and get paid a lot. So if you’re selling, put that money in your pocket instead of handing it out.” There’s growing frustration with how real estate commissions work, leading homeowners to believe they could save money by managing their own sale with AI.

Some people shared how technology is already being used to assist real estate agents. “Either you use ChatGPT directly, or you pay a realtor a percentage to use ChatGPT”, one user wrote. 

However, not everyone is convinced that relying on technology is the best approach. One person said, “If he had 5 offers on day 1, he undervalued his home, which a realtor could have prevented with a thorough competitive analysis & professional support through the process & negotiation”. 

Another person cautioned on Reddit, “It’s still smart to have a professional look things over. AI can help, but having an expert double-check things is still the safest move.” Having an expert review the documents and do the analysis is a smart way to stay protected while still saving money on the marketing side of the deal.

Understand your local market: Look up recent sales of homes in your neighborhood. Use AI tools to analyze this information and determine a good price for your home that will appeal to buyers.

Plan your repairs: Walk through your home and note any repairs needed in different rooms or on appliances. Ask ChatGPT to help you decide which repairs are most likely to increase your home’s value. You can also share pictures for more accurate advice. 

Create a marketing plan: Make a list of your home’s best features, such as your garden or updated kitchen. Ask ChatGPT to write an attention-grabbing headline and a detailed description for listings on websites like Zillow or the Multiple Listing Service (MLS).

Set a schedule: Ask for a 30-day plan that outlines important dates, including when you will officially list your home, when you will have open house events, and a strategy for following up with potential buyers who visit your home.

Get a legal review: Let the AI draft your initial sales agreement, but always have a real estate lawyer review the final document before anyone signs to ensure everything is correct.
