Here’s how to book the famous Heated River Cottage on Airbnb — launch date, prices, and location
A look at the real-world location and booking rules for the property that became a global sensation after the Heated Rivalry finale.
Television often creates settings that people wish they could visit, but few have captured attention quite like the glass house from the show “Heated Rivalry”. Fans know it as the “Heated River Cottage,” the place where the first season reached its climax. While the plot puts the house near Montreal, the actual building sits in Ontario’s cottage country. Airbnb recently confirmed that this private home is opening for public stays for the first time ever.
The series is an adaptation of Rachel Reid’s popular novels, starring Hudson Williams as Shane Hollander and Connor Storrie as Ilya Rozanov. The story is about two professional hockey superstars who play for rival teams, but over time, their relationship develops into a secret romance that they must keep hidden from their teammates, the media, and fans. Viewers have been raving about this cottage because it’s where the two main characters finally stop running and find some peace together. Now that it’s officially on Airbnb, travelers can stay in the exact rooms seen on screen.
The Barlochan Cottage
The house, called ‘Barlochan Cottage‘, sits on the west shore of Lake Muskoka, in the town of Torrance, in an area known as Walkers Point. Even though the script says it’s in Quebec, the real site is a two-hour drive north of Toronto. The building is tucked into the woods and rocks typical of northern Ontario. The cottage covers 2,500 square feet and was designed by Toronto-based architect Trevor McIvor as a quiet, private getaway.

The builders used charred wood for the outside and massive glass walls so the house feels like part of the woods. If you stay here, you can see the water from almost every room. The property boasts almost 400 feet of its own private shoreline, creating a cozy, secluded atmosphere reminiscent of the hidden spots featured in the series.
The cottage has three bedrooms and three bathrooms, and enough space for six people. The interior has a clean, Northern European style, with an open kitchen and a large granite fireplace. On the main floor, the primary bedroom has its own bathroom, while the lower level has two more bedrooms that walk right out to the yard.

The house has a dining area with a table that is enough for eight people. There is also the “Muskoka Room,” which is a screened-in porch where you can enjoy the views while watching television. Guests will also have access to a private home gym that is equipped with high-quality workout machines and equipment.
Outside, you’ll find a small sandy beach and the rocky edge that the area is known for. The rental includes three kayaks and two canoes for getting out on the lake.
Important stay requirements
There are some firm rules to keep in mind before you try to book. The house allows pets, but you have to sign a specific waiver, or you’ll get hit with a $1,000 fine. Smoking is not allowed anywhere on the property. Also, because the house uses a septic system, you have to be careful about what goes down the drains.
There are also seasonal limits. Because of the cold, the outdoor furniture, boats, and the screened-in porch are closed up from October through late May. Quiet hours start at 11:00 p.m. and go until 8:00 a.m. to keep things peaceful for the neighbors.
Pricing and booking details

Getting a reservation will take some speed. Airbnb is releasing the first dates as a nod to the fans. On March 3, 2026, at 12:00 p.m. ET, the first bookings will go live. These are for specific weekends in May: May 8-10, May 16-18, May 22-24, and May 29-31.
The price for these specific May dates is $248.10 CAD (180 USD) per night. Fans will recognize those numbers as the jersey numbers for the main characters, 24 and 81. This is a special deal currently for the launch of the cottage. Once the summer hits, the price will likely go up to match other luxury rentals in the Muskoka area.
The exact location of the cottage will also be revealed when it’s opened for public stays.

A stay with local impact
Opening the cottage also helps the local community. To celebrate the first guests, Airbnb is giving money to the Children’s Foundation of Muskoka. This group helps kids from lower-income families in the area get into sports and after-school programs.
If you’re hoping to book one of those weekends in May, be ready to act quickly as soon as the clock strikes noon. Famous houses like this usually book up in seconds, especially in the town of Muskoka. Whether you’re a fan of the show or simply looking for a nice place by the water, Barlochan Cottage offers a unique opportunity to stay in a famous location from pop culture.
